Vancouver’s “fall market” is somehow slower than one of its worst years. What’s going on?
🍂 SEPTEMBER DIDN’T FIX IT
Vancouver had 868 sales in the first 15 days of September, 3% slower than the same time last year.
And last year was already Vancouver’s slowest in 25 years by sales volume.
So the usual fall bounce still hasn’t shown up.
💸 BUYERS STILL HAVE REASONS TO WAIT
Mortgage rates are a question mark. Buyer confidence has dropped. And Metro Vancouver has about 5,000 completed condos unsold.
That gives buyers more reason to compare price, location, quality, and what else they can get for the same money.
🏠 BUT THE RIGHT HOME CAN STILL SELL
A renovated East Vancouver character home above $3M still sold to buyers who had searched for a year and a half.
Slow market doesn’t mean dead market. Buyers are just being more selective.
🙋🏻♂️ IF YOU’RE BUYING
Don’t buy just because sales are slow. Compare the home, the price, the competition, and how hard that home would be to replace.
🙋🏻♂️ IF YOU’RE SELLING
Don’t count on September to create demand. Your price and your home still have to make sense beside what else buyers can choose from.
